Yield map

Draw a circle and we rank the homes for sale by yield

Search for a street or a city and set a radius. ROInmuebles finds the homes for sale in that area, estimates each one's rent from nearby rentals and shows you those yielding 5% or more, ranked by return with your own mortgage.

  • Rent estimated from comparables in the same area: bedrooms ±1 and floor area ±30%, with a confidence level.
  • Only ordinary homes. No squatted homes, auctions, bare ownership, or sales of debt or of a share of the property.
  • Your investor profile: financing, interest, rental type and income tax on every card.
  • Link to the original listing and a full analysis in one click.

Your first search is free when you create your account (1 km radius). After that, included in Basic (15 searches a month, 2 km radius) and Max (40 searches, 5 km radius).

How it works

From a listing to a decision, in three steps

No spreadsheets or formulas. You enter the property's details; ROInmuebles does the sums an accountant would do by hand.

  1. 1

    Describe the property

Price, area, rent and how you'll pay for it. In simple mode a few figures are enough; in advanced mode you adjust every cost and tax.

    HomeLand and building
  2. 2

We work out what others leave out

Transfer tax or VAT and stamp duty for the region, notary, mortgage, annual costs, income tax with 3% depreciation, the residential letting reduction, the area's capital growth and the sale.

    Real taxesIRR
  3. 3

    Decide with clear figures

A verdict, the cash flow for each month, pessimistic and optimistic scenarios and a sensitivity map. Save properties and compare them side by side.

FAQ

What people usually ask us

If you still have questions, try the calculator: the example is already filled in and every input comes with an explanation.

What is ROInmuebles?

A tool for investors that works out the return on buying a home to let, or on buying land, building and letting. It includes the mortgage, purchase costs, annual costs, real taxes, a multi-year projection and the sale.

What's the difference between gross yield, ROI and IRR?

Gross yield divides the annual rent by the price. Return on equity divides what you keep each year, after costs, mortgage and tax, by the money you put in. IRR sums up the whole deal, sale included, as an annual return.

Which countries does it cover?

España and Paraguay, with full tax rules. Portugal, Italia, Francia, Dubai and the Dominican Republic, with simplified taxes and indicative figures. For any other country you can enter the taxes by hand.

Where do the map's listings come from?

From property portals, and only when you run a search. We keep only numbers and location data for 48 hours, without photos or descriptions, and we always link to the original listing.

What does the Free plan include?

Both calculators, home and land, with the verdict and three figures: net monthly cash flow, gross yield and return on equity.

Can I cancel whenever I want?

Yes. Subscriptions are monthly or yearly and you cancel them from your account. The yearly payment is the same as ten months.

Is this financial advice?

No. These are indicative estimates based on the figures you enter. Before buying, confirm taxes and financing with an adviser and your bank.
