About ROInmuebles
A website to find out whether a flat makes money before you buy it, with the real mortgage, costs and taxes.
Why ROInmuebles was born
ROInmuebles was born to help people who want to invest in housing find and analyse flats with the real numbers, before taking the step. It brings together in one place what used to take an afternoon of spreadsheets: the mortgage, the costs and each region’s taxes, and the flats for sale in an area ranked by yield. It doesn’t tell you what to buy or promise returns: it gives you clear figures so you can decide.
What you can do here
- Analyse a flat or a plot with the calculator: the summary is free and a plan gives you the full study.

Where the figures come from
- Purchase taxes (transfer tax, stamp duty and VAT): the laws of each Spanish region, with their 2026 rates. They are all in the transfer tax guide.
- Income tax on rent: Spanish income tax law, with deductible expenses, 3% depreciation and the allowances for letting homes.
- Prices and rents in each city: the appraised value of open-market housing from the Ministry of Housing and the State Rent Price Reference System (SERPAVI). See yield by city.
- Rent increases: the IRAV and CPI published by the INE.
- Yield map: public listings from property portals, only when you ask for them and always with a link to the original listing.
- All the assumptions and the method, so you can check every figure, in how ROInmuebles calculates (in Spanish).
What we are not
We are not financial or tax advisers: the figures are indicative estimates to help you decide. Before signing, have them confirmed by a professional.
We live off subscriptions: we do not sell flats or mortgages and we take no commissions from estate agents or banks.
