Does that idealista flat pay as a rental?

Paste the link to the listing and in a few seconds you'll see whether it pays as a rental: with the rents in the area, the mortgage and the taxes of its region.

In the idealista app: Share → Copy link. The listing number on its own works too. For now, listings on idealista Spain.

How it works

Copy the link to the flat you're looking at on idealista (on your phone, Share → Copy link) and paste it above. The website reads that listing and only that one: the price, the size, the bedrooms, the floor, the condition and where it is.

With the location it knows which region it's in, so it applies its taxes (transfer tax on resale homes, or VAT and stamp duty on new builds) and works out the mortgage, the costs and the income tax on the rent with the same engine as the rental yield calculator.

Where the rent comes from

For free, from the official median rent for its municipality (the Ministry of Housing's SERPAVI, from tax returns) times the size of the flat. It's a conservative estimate: it includes older contracts and today's rents are usually higher.

On the paid plans, from the flats being let right now within 1 km: those similar in bedrooms and size, as on the yield map. It's the closest thing to what you'll actually charge.

What we look at in the listing (and what we don't)

We read the text of the listing only to warn you about anything that isn't a normal purchase: occupied, bare ownership, auction, cash only, debt sale, a share of the flat… Many people don't spot it until the viewing.

We don't keep photos or descriptions: only the figures of the flat for 48 hours, and you always have the link to the original listing. The data comes from third parties: check it in the listing.
